**UPDATE - - - This application has now been withdrawn. Application has been received by Wirral Borough Council for the conversion of Benty Heath Farm to a Childrens Day Nursery. The old sand stone building is located on Whaley Lane, Irby, CH61 3UW at the junction with Benty Farm Grove. ITPAS committee members have discussed this application and conducted a site visit. Whilst we do not oppose the usage of the building, we have a number of concerns about the problems it will cause for other road users and nearby residents. The entrance to the farm is located right on top of the 'dog-leg' on Whaley lane. Anyone who has driven on this road, will know some problems can already be caused by a few residents vehicles parked (legally) just beyond the 'dog-leg'. We have therefore deduced that coupled with staff, the numbers of anticipated visits to the proposed nursery will be excessive for the surroundings and cause danger to vehicular traffic and pedestrians in the vicinity. We have also noted the nearby Benty Farm Grove, a quiet cul-de-sac consisting of 10 bungalows. This would undoubtedly be used as a drop off and parking up point as people try to avoid the problems caused on Whaley Lane. This would in turn cause problems for residents as vehicles start to use the otherwise quiet Close to temporarily park. The increased disturbance would come from vehicles maneuvering and car doors closing early in the morning, entirely inappropriate for this location.
